Sports Illustrated Resort will be a centerpiece of Exit 407 project in the Smokies

S ports Illustrated Resorts, whose first property opened in the Dominican Republic earlier this year, is planning to join Buc-ee's and an immersive Cherokee theme park along Interstate 40 at The 407: Gateway to Adventure.

OE Experiences, which is a co-developer for The 407 in Sevier County alongside the developer, the Eastern Band of Cherokee Indians, also shared two new entertainment attractions planned for the Smoky Gap entertainment district anchored by the Puy du Fou theme park Cherokee Rose.

The two entertainment attractions have Sevier County ties and would open along with the rest of Smoky Gap in 2025 or early 2026. The Sports Illustrated resort would come later.

Here's what we know so far about the project, located just off Exit 407.

Sports Illustrated Resort would be among first in the US

North Carolina-based Smoky Mountain News has reported Kituwah LLC, a subsidiary of the tribe, struck a $324 million deal in October to control and invest in Sports Illustrated Resorts.

The brand's first stateside resort is planned to open in Orlando as early as next year.

While the Sevier County Sports Illustrated concept is still in development, the now-open resort in Punta Cana, Dominican Republic, and renderings for the Orlando project illustrate what a finished product could look like.

Theming appears light at the Dominican Republic property compared to the Orlando project, whose renderings show a NASCAR-themed go-kart track, a baseball diamond and a pool with a football-shaped centerpiece.

The Sevier County resort could open in 2026 or 2027, one year behind the Orlando resort.

Why build a Sports Illustrated resort in Tennessee?

Sports Illustrated Resorts are being planned near universities to "reflect a school's heritage and pay tribute to the players, coaches, and fans that continue to keep the spirit alive," according to the resorts' website.

"We obviously have a tremendous athletic legacy in Tennessee − a lot of incredible athletes," OE Experiences CEO Matthew Cross told Knox News. "I think we can tie into a lot of the wellness, active lifestyle trends. ... We have green space, we have blue line streams, we have some really neat ravines and some undulating terrain. All of that can be used by that kind of resort really effectively."

New attractions coming to The 407's Smoky Gap

Cross said all prospective tenants at Smoky Gap are under letters of intent, meaning there's still time to shuffle before leases are signed.

However, there are two tenants he is comfortable announcing: Activate Games and Fannie Farkle's.

Activate Games tests mental and physical agility

Activate Games might not have started in Gatlinburg, but the branch has become a hit in the Smoky Mountains' competitive tourist landscape.

It's not virtual reality, but it's not exactly natural, either. The concept blends the aesthetic of "Tron" and 8-bit videos games with athletic challenges that test guests' physical and mental agility.

Competitors might have to step on certain illuminated tiles and avoid others, for example, or crawl to avoid lasers like an undercover agent.

Fannie Farkles brings classic Gatlinburg amusement to new development

The entire Smoky Gap district will have a World War I-era look to match the time period of Cherokee Rose, the anchor attraction. But Smoky Gap is "a collective story," Cross said.

"Our tenants will have their own stories to tell," he said. "Where we're really excited is where those stories kind of overlap and synergize off each other. Fannie Farkle's is a great example."

The business has been a Gatlinburg mainstay since 1981, offering carnival food and fun the whole family can enjoy, from Skee-Ball to Pac-Man.

"They're going to have a marquee billboard − over the top − kind of like an old movie theater that ties into their brand storytelling perfectly," Cross said.

Smoky Gap would have roughly 10 tenant spaces, with some sections built out for restaurants and others for entertainment businesses.

What exactly is Cherokee Rose? The themed story unfolds

Much like the rest of The 407, it's hard to put into words.

The interactive themed experience will be a product of French company Puy du Fou, which is bringing its first United States attraction to The 407. The most important distinction: The company specializes in storytelling, not rides.

Cross tells it best:

"The Cherokee Rose is the story of tribal citizens in World War I going overseas − this is before they're American citizens − as volunteers and then realizing that their language could be an integral part of code talking. This is before the Navajo in World War II that everyone knows about. And so this is really an untold but amazingly patriotic story. So when you go through the Cherokee Rose, you're getting your orders and you're training in camp. You're going overseas on a boat, you're going into Europe ... and then you're learning about trench life, experiencing trench warfare. And then you have a very emotional moment that brings you back to the Smokies."

All of this takes place indoors with live actors, though guests might feel like they're outdoors at times. Cross said some of the team members working on the project also worked on Star Wars: Galaxy's Edge, located in Disney Parks.

"This will be really visually stimulating − a lot of visual icons," he said. "Cherokee Rose will have a crashed plane on the roof, and we'll have spotlights. It's things that demand investigation."

The 407 could end up being a $1 billion project

The Eastern Band of Cherokee Indians has already seen a return on its investment, Cross said, with 1.3 million visitors at Buc-ee's since opening June 26.

Development investments are already over $100 million, he said, and that's not even including the Sports Illustrated Resort − a $300 million to $500 million project on its own.

"So, this could easily be a billion-dollar development when it's fully developed between all of the capital partners," Cross said. "And so, when you're at that level, we want to make sure the people we're doing business with and the partnerships we're facilitating, they appreciate what we're going after and the importance of the scale. And they put their best foot forward."

Six Flags taking Fright Fest to extreme with ‘Saw,’ ‘The Conjuring,’ ‘Stranger Things’

Six Flags Entertainment is taking its fan-favorite Halloween event to the next level this year with the debut of Fright Fest Extreme - Presented By SNICKERS at two of its parks.

Building on last year’s “Saw” and “The Conjuring” experiences at Six Flags Magic Mountain in Southern California and Six Flags Great Adventure in New Jersey, those same parks are getting a complete Fright Fest overhaul, going heavy on intellectual property. 

“I think Halloween turns the world upside down, and these Halloween movies are thrill rides, so it just became like the perfect fit for us,” Edithann Ramey, Six Flags’ Chief Commercial Officer and “Chief Fright Officer,” told USA TODAY. “It's our busiest time of the year across the whole nation, and so we did want to invest big on making them the most exciting they can be.”

The world’s largest regional theme park operator is also expanding Fright Fest offerings at other parks across North America. Here’s what fans can expect.

What will Fright Fest Extreme include?

Six Flags Great Adventure and Six Flags Magic Mountain will get the most intellectual property theming.

“Visitors … will step into a world where nightmarish creatures inspired by legendary horror brands come to life with Lionsgate and Twisted Pictures’ ‘SAW’ franchise, Netflix’s ‘Stranger Things’ and ‘Army of the Dead,’ Warner Bros. Discovery’s ‘The Conjuring,’ ‘Annabelle’ and ‘The Nun,’ and Legendary Entertainment’s ‘Trick ‘r Treat,'” Six Flags announced Tuesday. “Guests at Six Flags Great Adventure will also be treated to a new experience from Legendary Entertainment’s ‘Texas Chainsaw Massacre’ while visitors to Six Flags Mexico will have access to a special exclusive maze based on the bestselling comic series (DCeased) from DC Comics.”

Over the summer, Six Flags will announce additional IP offerings at other parks.

“The idea is to make it big across the United States, across all of our parks,” Ramey said. “This year we'll have seven or eight parks that have it. Next year, more will have it. So it's going to be something that gets incorporated throughout our whole system.”

How scary will Fright Fest Extreme be? 

Fright Fest Extreme is designed to scare.

“There's a fanatic of Halloween, a real true thrill seeker that we want to delight,” Ramey said. “When we began this project, I literally went online and Googled the top Halloween franchises in America.” She wanted to understand what excited these fans and also appeal to a wide range of guests.

“Like ‘Saw’ is all about like getting killed maybe two minutes into the film and your head's exploding. That's one spectrum of it,” she said. “And then the other is ‘ Stranger Things ,’ which has this beautiful 80s vibe and this storyline and this mass appeal …  There's a little bit of everything for everybody.”

The event will also feature creepy decor, outdoor mazes designed to make guests feel like they could really get lost in them, roving scare actors aiming to catch guests off guard, themed food and drinks, and roller coasters for a different kind of thrill.

What are the dates for Fright Fest Extreme?

Fright Fest Extreme will be held across 32 nights between Sept. 7 through Nov. 3 at both Six Flags Magic Mountain and Six Flags Great Adventure.

It’ll be the longest Fright Fest season ever for Six Flags Magic Mountain, which will host the event on select Thursdays through Sundays. Six Flags Great Adventure’s Fright Fest Extreme will run on select Wednesdays through Sundays.

Ramey says fans may want to come back multiple times throughout the season.

“Several of the houses have like choose your own experience, and after you go, you're going to want to do that again and again,” she said.

How much are tickets to Fright Fest Extreme?

Fright Fest Extreme will be a separately ticketed event not included with regular park admission. Prices vary by date and ticket type.

Single-night tickets include entry to all haunted houses. They start at $49 for Six Flags Great Adventure and $75 for Six Flags Magic Mountain as part of a three-day flash sale launched Tuesday.

Gold, Platinum and Diamond Season Pass holders, Six Plus members and Legacy members with a valid pass can get into the event for free, but will have to pay a separate fee to enter haunted houses.

An express upgrade will also be available for purchase to cut waits.

“We also have spent some time thinking about the lines, and so when you're lining up to go into the maze, what are some of the sensory things that can be happening as you line up?” Ramey said. “Showing maybe a little bit of the film, or showing you some pictures of the film, or even having some scares along the way so (waiting in) line isn't as awful as you think it would be.”

We visited Asheville and bypassed North Carolina's chain hotels for this quirky, local gem

When preparing for a recent weekend getaway to Asheville, North Carolina, a relative who lives in nearby Hendersonville suggested we check out a new boutique hotel called Zelda Dearest .

You can't visit an eclectic, artsy mountain town like Asheville and stay in a vanilla chain hotel with mass-produced synthetic charm, after all. Instead, we opted for one of the three lovingly restored historic homes that line Biltmore Ave. just outside of downtown Asheville.

The homes, all surrounded by new development, were saved from certain demolition by Atlanta-based commercial real estate firm Hatteras Sky and rebranded as a "love letter" to Asheville from one of its heroines, Zelda Fitzgerald. The property, under the management of Lark Hotels , opened in October 2023 after nearly five years of renovations.

Fitzgerald's presence and legacy are felt throughout the property. From the original bold and colorful artwork lining the walls to the art deco vibe and wonderfully charming uses of shades of purples, blush pinks and blacks throughout, the world's original flapper — and wife of author F. Scott Fitzgerald — now has a permanent home perched atop a tree-lined hillside just outside of town.

Zelda Fitzgerald led a seemingly glamorous life

Fitzgerald's story is an interesting one, which made for what seemed like a somewhat odd choice for a boutique hotel's muse. At the end of a seemingly glamorous life traversing the world, writing, dancing and painting, Fitzgerald died alone in 1948. She was reportedly sedated and awaiting electroshock therapy in an Asheville mental institution when the building caught fire.

She had been in and out of institutions most of her adult life after a schizophrenia diagnosis. The legend that floats among many Ashevillians is that F. Scott drove her crazy and had her institutionalized. The truth, however, we will never know.

Hatteras Sky chose to model this property after her style and her character, rather than the darkness that often shadowed her troubled life and untimely death. The property exudes her love of art and ballet and all things shiny and decorative, and it makes for a wonderful respite that almost feels like a sleepover at her house might have felt.

Incorporating Fitzgerald's style created something 'singular, irreplaceable and unique'

Amy Michaelson Kelly, principal at Hatteras Sky, said theming the property after Zelda was the idea of her partner Jason Cordon, who said the Fitzgerald name itself has a brand, so why not celebrate that?

"Independent hotels are businesses, and they have no brand. That’s why they are independent," Kelly said. "Jason wanted to have a brand that people know that isn’t hospitality and establish a unique local connection that no hotel is offering. He did some research on Zelda, that she died in Asheville and they had traveled there and stayed in hotels. They never owned a home, but stayed in hotels or with other people. We wanted Zelda Dearest to feel very residential."

She added visitors to Asheville might rather stay in a property that is "singular, irreplaceable and unique," so preserving the homes creates a much different experience than a box hotel.

Access to the property is granted through the front door of each of the homes, which are named after one of Fitzgerald's sisters: Rosalind, Marjorie and Tilde. While the homes were given back their historic beauty on the outside, the interiors and 20 guest rooms maintain their quirkiness with slanted walls and unorthodox floor plans but feel new in the most respectful ways.

Kelly added they didn't want the homes to feel like a bed and breakfast with creaky floors and musty smells, so much of the interiors were gutted, while decorative features were saved and reused. And Hatteras Sky did all of this with the permission of and assistance from the Fitzgerald estate.

"We did our research and went to New York to have tea at the Plaza Hotel with the granddaughter, Eleanor 'Bobbie' Lanahan," Kelly said. "We hashed out what our plan would be. She has been involved. We'd send her designs and she would make notes of things she liked and didn't like. Zelda was ahead of her time and she liked smart design that wasn't overly frilly."

Lanahan commented in an email that she was thrilled to have a hotel named after her grandmother — and Zelda would have been, too.

"Asheville is one of the loveliest places on the planet and my grandmother was at home in the surrounding mountains where she found inspiration and tranquility. I hope the hotel will give the same respite and rejuvenation to all its guests," she wrote.

Sticking to a 'vision' instead of 'taking the easy way out'

Neal Reed, director of operations for New Morning Ltd., also owns the historic Fine Arts Theater just a few blocks away from Zelda Dearest. He's an Asheville native who has watched many historic homes be demolished in the wake of development.

"Growing up and seeing these historic properties fall to development is heartbreaking," he said. "It is sometimes a difficult balancing act between progress and the past. Homes such as these were in such bad repair, if they had been anywhere else, they would have been torn down long ago. It’s great to see those homes preserved. I admire the dedication it took from owners and developers to have a vision instead of the easy way out."

Jessie Landl, executive director of The Preservation Society of Asheville and Buncombe County , said the home at 137 Biltmore, known as the Mears house, dates back to 1885 on the National Register of Historic Places, but could be even older. The other two homes also date back to the late 1800s.

"I think adaptive reuse is one of the most important tools in preservation," Landl said. "Whether I agree with the end use or not, and I don’t disagree with this use, but the truth is, these buildings were at risk and someone had the forethought to put preservation easements on them."

The result of the hard work is a beautiful, unique hotel experience

Thanks to a beautiful combination of history and luxury, a stay at Zelda Dearest is not only comfortable, it's unique. Several rooms even have small libraries with many of both Fitzgeralds' books on display.

The main floor of the Rosalind house, which was a short brick pathway walk from our room in the Tilde house, housed breakfast and coffee each morning and converted into Wine & Roses, a boutique bar with a speakeasy vibe, in the evenings.

Staff is on hand if you need them, but disappear when you don't, further enhancing the feel that you are a guest in someone's home, versus staying in a hotel. Rates at Zelda Dearest start at $350 per night.
